The fees calculated are based on all fees placed on a project. For the most accurate fee amount, include taxes and any other additional costs that may contribute to the amount funded towards a project.
Your payment method may require additional charges. See How to fund your project.
Renovation Trust is a neutral and trusted third party that holds the funds during a renovation or home improvement project and releases the funds to the contractor/seller with the homeowner/buyer's permission as the work is completed.
Instead of you paying a risky deposit or prepayment on the project, you deposit the cost of the project into your Renovation Trust account. Your money is protected, and the contractor knows the money is there to pay for the project. As the Contractor completes the work to your satisfaction, they get paid. We charge a nominal fee to protect your money and release it securely to your contractor as you approve the work completed. As we protect both you the homeowner/buyer and contractor/seller equally, the default fee to pay is a 50/50 shared fee structure where you and your contractor pay the same fee.
Range | Incremental Fee Rate | 50/50 (Homeowner share) |
Contractor All-Pay (Homeowner share) |
Contractor No-Pay (Homeowner share) |
$0.00 - $5,000 | 6.50% | 3.25% | 0% | 6.50% |
$5,000.01 - $25,000 | 2.98% | 1.49% | 0% | 2.98% |
$25,000.01 - $75,000 | 2.38% | 1.19% | 0% | 2.38% |
$75,000.01 - $200,000 | 1.98% | 0.99% | 0% | 1.98% |
$200,000.01+ | 1.78% | 0.89% | 0% | 1.78% |
With the standard 50/50 option, the fee rate on protected project funds is divided equally between you and your contractor. Fees are based on the amount of money you fund towards your project. When you fund a project, fees are calculated at that moment in time. For example, if you fund $25,000 towards your project, by selecting the 50/50 option 3.25% will be charged to you on the first $5,000 and then 1.49% will be charged to you on the remaining $20,000.
Your contractor has the option to modify the fee structure to either the Contractor All-Pay option, making it free for you, or the Contractor No-Pay option where you pay both shares of the fees. This will be up for negotiation between you and your contractor. We recommend you find a contractor who is willing to pay at least half of the fees.
Your contractor may decide to pay all the fees making the Renovation Trust service completely free for you. This means you are able to protect your money at no cost at all.
If your contractor chooses this option, as the homeowner, you will be required to pay the full fee amount making your share of the Renovation Trust Protection Fees, 6.50%. This option is not recommended and if a contractor is pushing this option onto you, it may be best to start looking for another contractor.
